I recently had a conversation with a prospective seller client who wanted to make certain that the listing agent he hired had buyers who could potentially be interested in his home. Now, while I would love to have buyers for everyone of my listings, it is not always the case.
Selecting a listing agent should be based on other criteria such as knowledge of the local market, past track record on selling homes in the area, their marketing strategy, level or professionalism, contract negotiation skills, their ability to minimize risk, and finally, whether you feel that there is a fit between you and the agent.
My role when I list a property is to make certain that the home is priced correctly, shows well and is as visible to as many prospective buyers as possible – not just the one or two that I may have in that particular area.
