Buying a remodeled home? – Check for Permits

During the housing boom everyone thought that they could make a quick buck by buying, rehabbing, and reselling homes for a profit.  And while this was true, some engaging in this activity did not necessarily adhere to the legal requirements of the building process.  When any of my buyer clients select a re-modeled home from the automated search I have created for them I make certain that they are aware of the permits that have been pulled during the renovation.  Depending upon the location of the home, I point them to the appropriate government website so they can see a list of the permits for the work that was completed. If there is any question regarding what was completed and the final product, this can be used during the home inspection process to pay attention to special areas of concern.  And while the presence of permits is no guarantee for the quality of workmanship (may be determined during the home inspection), at least it may provide them with a level of comfort the contractor(s) took the time to follow the legal process.
