I have a simple philosophy for my clients. I want you to be prepared to buy every time we go look at homes. That is not to say that you will buy a home, just that you have all of your ducks in a row so that if you see the home of your dreams, you will be able to act on it without delay. I cannot tell you how many times I have seen buyers lose homes or lose their competitive advantage because they did not plan appropriately with their lender – determine loan type, down payment, even getting the lender’s cell phone information so that they can get in touch with them over a weekend or after business hours. Imagine having to wait to submit an offer because you did not have the important discussions with your lender and the home was taken off the market or your found yourself in a competitive bid with another buyer. It can be quite frustrating.
