When selling your home you need to win on a price war and beauty contest. Great homes sell quickly. If your home is priced correctly and shows well it will too.  When homes linger on the market there is a disconnect between a buyer’s and seller’s perception of value. And while you, the seller, want to get the most for your home, you need to understand that today’s buyers have higher expectations regarding a home’s condition and the price they are willing to pay for it. Not only do today’s seller’s have to compete with other homes on the market, they also have to compete with the prevalent perception among today’s buyers that all homes are priced too high.  Moreover, if a home does not show well, buyer’s have the tendency to over-inflate the actual cost of a cosmetic or re-hab improvement. So before putting your home on the market, speak with a competent Realtor to provide you with a market analysis to ensure that your home is competitively priced and take the time make sure you home shows well. Buyers want to be able to see themselves living in your home and if it does not show well they spend their time focusing on how they can improve it rather than focusing on the emotional side of the purchase.
